Feasibility & Strategy

We advise clients on maximising development value of property and land. Our appraisals may advise taking a long-term strategic approach or moving forward immediately with planning applications. At this early stage of any development process, it is essential that we listen to the client and understand their objectives.

Appeals

Where we are unable to reach the desired outcome with the local planning authority, we review and provide a strategy on planning appeals and the most appropriate appeal format. Where the authority have been unreasonable, we are able to submit an application for an award of costs.

Land Promotion

We work with landowners to promote their land for development through the local plan and neighbourhood plan process. This can be a more lengthy and costly exercise, but we are able to provide links with developers and promoters to secure funding.

Pre-application enquiries

Pre-application submissions and discussions with the local authority are now key aspects of any development proposal. Early engagement on larger projects is essential and will, in the longer term, save time and money, but also engenders a more positive working relationship between all concerned.

Enforcement Resolution

We guide clients where development is unauthorised and requires regularisation. This can involve a retrospective planning application, a certificate of lawfulness, or an enforcement appeal.

Public Engagement

We are able to manage public engagements, actively involving diverse stakeholders that result in more inclusive and sustainable outcomes. A bespoke strategy is tailored to each consultation exercise. Robust public engagement not only improves planning decisions but also strengthens community trust and resilience.

Planning Applications

We handle all types of planning applications, from outline proposals to detailed submissions and use of permitted development rights. We support clients with legal agreements, discharge of conditions, and variation of planning permissions.

Project Management

The complexity of planning applications often requires the input of specialist environmental consultants. We collaborate with technical experts, such as ecologists, engineers, and architects, to address site-specific issues. We can also undertake formal Environmental Impact Assessment (EIA).

Site Searches & Portfolio Review

We are able to conduct site searches across local planning authorities to advise our clients on development opportunities. The team also have experience reviewing land portfolios and large estates to maximise land value through a holistic approach.
