Green Belt Success
We were recently approached by a client who had received an initial negative response from the Local Planning Authority regarding proposed extensions to their newly purchased home in the Green Belt. Understandably, they wanted clarity on whether their vision of creating a more functional and aesthetically pleasing family dwelling could still be achieved.
Our Approach
Our first step was to take a strategic and transparent approach. We submitted a pre-application enquiry to fully understand the policy context and align our proposals with the Green Belt SPD guidance. This early engagement allowed us to set out a clear and collaborative pathway forward.
The Strategy
A key part of our strategy involved regularising existing extensions to the original property through a Certificate of Lawfulness. This ensured completeness and clarity for the Council from the outset.
We then demonstrated that the total built volume across the site would remain unchanged by reducing the size of an existing outbuilding and reallocating that volume to the proposed house extensions.
Crucially, we built a robust Very Special Circumstances case, clearly showing that the proposals would not constitute disproportionate development nor harm the five purposes of the Green Belt.
Collaboration in Action
Consistent and proactive communication with the case officer proved vital throughout. By engaging early and maintaining dialogue, we ensured alignment on the principle of the approach and gave the Council confidence in the strategy. During the determination process, we also provided a detailed schedule of works, reinforcing our commitment to delivering the development in the agreed sequence to ensure the volume never exceeded the existing sum.
