We are delighted to have secured outline planning permission for a single self-build dwelling in Newbold Verdon. The site had a previous lapsed consent for one dwelling and lies outside, but immediately adjacent to, the settlement boundary. Despite this, we were able to successfully demonstrate that the proposal represented a sustainable infill opportunity, making efficient use of land.

There were a number of key planning challenges that were addressed during the application process.

✅ a self-build housing shortfall

✅ the tilted balance being engaged due to the age of the current Development Plan document

✅ ecology constraints were carefully resolved with a proportionate mitigation strategy, ensuring no adverse impact on local wildlife

The result is a positive and pragmatic outcome that supports small-scale, locally led development, which aligns with national planning objectives, and contributes to the delivery of self-build housing opportunities within the Borough.
