We are delighted to announce that full planning permission has been granted for substantial extensions and alterations to a private home in the South Staffordshire Green Belt. This is a significant achievement, given the stringent policy restrictions associated with Green Belt development.

The approved scheme allows for a 94% increase in footprint, with permission secured by demonstrating a robust fall-back under Permitted Development Rights. At the heart of the design is the creation of a sensitive and inclusive family home, carefully planned around accessibility and long-term needs.

Despite the constraints of Green Belt policy, our team successfully argued a case for Very Special Circumstances. The scheme not only delivers a more considered and sustainable design outcome, but also reduces the overall impact on openness and crucially, a future-proof accessible home for our clients. To demonstrate the Very Special Circumstances argument, both a Certificate of Lawfulness and a Prior Approval application were submitted, clearly showing that the proposed design aligns with the purposes of the Green Belt far more effectively than what could be achieved through householder permitted development rights.

This outcome demonstrates how careful design, strong planning justification, and a clear understanding of policy can secure exceptional results, even in the most challenging planning contexts.  Most importantly, it enables our clients to transform their property while balancing policy compliance with genuine personal need.
